OCEAN SQUAREAN INFORMED PERSPECTIVE

Property in perspective

More than a place.
An important decision.

A considered valuation connects the characteristics of a property with the purpose of the engagement and its market context.

We specialise in property valuation. The initial discussion establishes the property to be valued, its location, the valuation date, the intended use, and the information or access available.

For international enquiries, we review the jurisdiction and any local requirements before confirming the scope.

Start with the asset

Every property has
its own context.

01

Residential property

Discuss the location, tenure, accommodation, condition, and relevant evidence for the property.

02

Commercial property

Consider the use, occupancy, lease arrangements, and market setting of an income-producing asset.

03

Other property interests

Bring us your specific property or portfolio enquiry so we can assess the appropriate scope.

Property type, jurisdiction, access, and intended use are reviewed before we confirm an engagement.

The evidence behind the conclusion

A place in the market.
A basis for value.

01

Property characteristics

Understand the interest being valued and relevant details such as location, tenure, size, use, and condition.

02

Market context

Examine appropriate market evidence and the factors that make one property different from another.

03

Valuation basis & assumptions

Agree the purpose and basis of the valuation, making material assumptions and limitations clear.

Before we begin

Let’s start with
the right information.

What information is useful for an initial enquiry?

Provide the property address and country, property type, your reason for seeking a valuation, and any target dates. Ownership or tenure details, floor plans, and lease information can be discussed after the scope is established.

Will an inspection be required?

Inspection and access requirements depend on the property, location, purpose, and agreed scope. Any limitations are discussed before the engagement is confirmed.

Can the report be used by a lender or another third party?

Tell us who will use the valuation and for what purpose. Any third-party requirements or acceptance criteria need to be established before the work begins; acceptance is not automatic.
